Question: How long does it take to build a modular home?
|

Answer: On the average, a home consisting of four modules will be factory produced in ten days. Once the manufacturing process is complete, typically with the interior finish right down to cabinets and wall finish, the unit must be transferred to the building site and placed on its foundation. Final completion is usually handled by various subcontractors and includes connection of utilities to the home, and a short list of finish work. Normally the home is completed in 8 weeks.

Question: Are all modular homes inspected?

Answer: Your home is inspected and seal by an independent state licensed authority at the factory to ensure it meets with strict quality standards established by the company and state in addition to local county code requirements.

Question: Can I Design My Own Home?

Answer: Yes! Dreams U Build is definitely custom-designed. Modular manufacturer homes allow the customer to completely design flexibility. From colonial, traditional or contemporary designs, ranchers, cape codes, 2 story or 3 story homes, our floor plans and styles can be changed to reflect minimal customization or totally re-designed to your very specific ideas. Question: I know that Modular Homes are built to the same codes as Site-Built Homes, but is financing any different?
|
Answer: Mortgage lenders treat modular homes the same as stick-built homes and offer the same mortgage options. Modular homes are also treated the same as site-built homes when it comes to appraisals and insurance. In addition, modular homes appreciate in value at the same rate as comparable site built homes in your area.

Question: How do I obtain Construction Drawings, blueprints?
|

Answer: There are two steps to obtaining your drawings.
Step 1, we will submit your design to the manufacture and generate your preliminary plans. Dreams U Build requires a $1,500 fee to request your custom preliminary drawings. This fee includes your original request and an additional two design revisions including costs. Upon completion of the preliminary plans is step 2. An additional fee of $ 1, 000 is required for your seal modular home drawing for submission to your local permitting agency. These fees then can be applied to your total home package cost and considered a deposit.

Question: How can I find land?

Answer: Dream U Build land acquisition experts can work with you to find the land you want or can review your existing property, to ensure compatibility with your project. Our land experts are not realtors. They are acquisition experts and experienced in property development to help you quickly find the right property which best fit your dream home.

Question: Do I have to come up with any other money?
|
|
Answer: 10% of the Modular Home cost is require for the factory to initiate “production release” of your house. Please note that these funds are part of your construction loan. Our lenders realize modular manufacturers require a 10% start production deposit. These funds will be a scheduled release when you settle on your construction loan.

Question: What are my responsibilities as the project manager?
|

Answer: You will oversee the construction of your new home. First, you will need to set aside time each day to visit your site. You will need to coordinate the progression of the job following the provided construction project task list. You will oversee the subcontractors and confirm that they are on schedule and complete their assign tasks satisfactorily. You must be organized. Unexpected construction issues will occur – weather problems, scheduling conflicts, material shortages. Being flexible is critical to Building Your Dream Home.

Question: How long does it take to finish a modular home?
|

Answer: That depends on you and your local building requirements, regulatory agencies. On the average, figure 6-8 weeks depending upon the complexity of your project, additional site work, such as garages, porches or decks that are to be built, and your level of motivation as Project Manager.
